Microsoft announces $9.7B IREN capacity deal, Lambda pact, and $15.2B UAE investment in single day

The company books Nvidia GB300 capacity in Texas, adds tens of thousands more GPUs through Lambda, and becomes the first company with a U.S. Commerce Department license to ship advanced Nvidia chips to the UAE.

Microsoft on Monday signs a $9.7 billion, five-year contract with Australia’s IREN for AI cloud capacity powered by Nvidia’s GB300 GPUs, to be deployed in phases through 2026 at IREN’s Childress, Texas facility, which is planned to support 750 megawatts. IREN says separately it is buying GPUs and equipment from Dell for about $5.8 billion. IREN CEO Daniel Roberts tells Bloomberg the deal takes up only about 10% of the company’s total capacity and generates roughly $1.94 billion in annualized revenue.

The same day, Microsoft and Lambda announce a multibillion-dollar infrastructure partnership, covering tens of thousands of Nvidia chips, including GB300 NVL72 systems. Lambda CEO Stephen Balaban, speaking on CNBC, calls it the largest technology buildout he has seen and points to consumer appetite for AI chatbots and assistants. Lambda says it serves more than 200,000 developers.

And at the first annual Abu Dhabi Global AI Summit, Microsoft says it will invest $15.2 billion in the United Arab Emirates, a total that includes money it began spending in 2023. It separately says it will spend $7.9 billion more from the start of 2026 to the end of 2029, and discloses that the U.S. Commerce Department has licensed it to export advanced Nvidia chips to the country. Microsoft says it has accumulated the equivalent of 21,500 Nvidia A100 GPUs in the UAE across A100, H100 and H200 hardware, serving models from OpenAI, Anthropic, open source providers and itself.

Lambda's CEO described the current period as the largest technology buildout he has seen and attributed demand to consumer use of AI chatbots and assistants; he said the Microsoft relationship dates to 2018 and praised Nvidia's accelerator products.

Daniel Roberts told Bloomberg the Microsoft contract is expected to occupy roughly 10% of the company's total capacity and generate about $1.94 billion in annualized revenue.

The neocloud contracts turned into hardware: Microsoft accepted IREN's first 50-megawatt GB300 deployment at Childress in August 2026, with three more phases scheduled for later in 2026, while Lambda was still raising debt that month to buy Nvidia chips it leases to Microsoft.
